Here are our top tips over the last 15+ years, to make this next sale quicker, bigger and more streamlined than you expected:
1. Declutter first, always
Decluttering is always the first step to any goal when it comes to organising, moving homes or preparing for sale. Clutter immediately signals to new buyer’s brains that the space is dysregulated, unkept and will promote the complete opposite feelings of calm. People often remember emotions more than anything else, and being visual beings - what we see will directly affect how we feel. If you’re not sure where to start, just get decluttering and the rest will become a whole lot easier.
2. Natural lighting is free & worth thousands
Open everything - let natural lighting do the talking. This will make your space look larger, more calming and happier. If natural lighting is limited in your home, ensure that any curtains / shutters you have are light in colour, warm lamps and overhead lights are turned on and soft muted tones are used throughout to create a similar effect.
3. Emphasise the use of neutral colours
Similar to above, neutral colours provide a warm space and allow for buyers to imagine themselves living there. If there’s too much colour, it can often be seen as an extension of ‘your’ style and energy which new purchasers aren’t after. They want to picture how their lives will be in this space and keeping it neutral will help them achieve this mindset.
4. Style One Feature Per Room
You don't need to style every corner, choose one area you know can be a subtle game changer. It could be a side table with a beautiful vase of flowers, a coffee table with some beautiful books, some nice hand towels in the bathroom or a unique bar of soap. Small, memorable and neutral.
5. Fix the Small Things Buyers Notice First
Do you have any wobbly cupboard handles? Some wood chipping off the floor boards? A couple of marks on your white walls? Fix these first. The small imperfections add up, they are cheap to fix and home owners notice them.
Take the overwhelm away, start small and keep it manageable. Focus on high impact sections first, allocate your budget with these as a priority, keep it neutral and trust that your home will speak for itself with the rest.
